Eligibility

To live in Capecare’s Independent Living accommodation:

  • At least one resident must be aged 65 or over
  • Each resident must be able to maintain their own safety, health and daily living routine

We ask you have these in place before making an application.

We also strongly encourage each resident has in place an Enduring Power of Attorney and Enduring Power of Guardianship and an Advanced Care Directive.

What is a Life Lease?

Capecare’s independent Living units are offered under a Life Lease agreement.

A Life Lease provides:

  • The exclusive right to occupy your unit for up to 49 years (or until independent living is no longer suitable)
  • Security of tenure
  • Access to shared communal facilities

You do not own the unit, but you have the right to occupy it under the agreement.

Financial Overview

  • You pay an interest-free Loan Amount when you enter
  • When you leave, your Loan Amount is repaid, less a Deferred Fee
  • The Deferred Fee is capped at 25% after 10 years
  • Residents contribute to Operating Costs and a Reserve Fund
